The Official Rules: The Mortgage Guru Mortgage and Rent Payment For A Year Sweepstakes Official Rules. You must apply for a mortgage or refinance with The Mortgage Guru or donate to Liamuiga to participate in the "Mortgage or Rent Payments For A Year Sweepstakes.” Applying for a mortgage loan or refinancing with The Mortgage Guru and/or donating to Liamuiga International Outreach will not increase your chances of winning. The odds of winning depend on the number of eligible entries received. The winner need not be present to win. This is not a commitment to lend or donate. Promotional drawing “void where prohibited” or restricted by law. All donations to Liamuiga International Outreach are tax deductible. These rules govern only the promotion and are not applicable to any third-party contest. By entering this promotion, you agree to these official rules, which are a contract between the Entrant (“Entrant” or “You”) and Hon. Zoobee “The Mortgage Guru” Chukwurah and Liamuiga International Outreach. You are advised to read the rules carefully before entering.

Overview. These “Official Rules” are for the Mortgage or Rent Payments For A Year Sweepstakes (the “Promotion”), which is sponsored by Hon. Zoobee Chukwurah (“The Mortgage Guru”) and Liamuiga International Outreach (“Liamuiga” or “LIO”) and presented on social media public platforms.

Eligibility. The Promotion is open to all legal residents of the United States, including the District of Columbia, United States Virgin Islands, and Puerto Rico, who is 18 years of age or older at the time of entry and located in the United States or the above three (3) territories at the time of entry and have a valid email address, and who have not won a prize in a promotion sponsored by Hon. Zoobee “The Mortgage Guru” Chukwurah and Liamuiga International Outreach within the twelve (12) months immediately preceding the start date of this Promotion. Employees, directors, and officers of The Maryland Mortgage Broker (Hon. Zoobee Chukwurah) and Liamuiga International Outreach (“Sponsors”) and their respective parent companies, affiliates, subsidiaries, franchisees, representatives, consultants, contractors, legal counsel, advertising, public relations, promotional, fulfillment, and marketing agencies, web site providers, web masters, and members of their immediate families (spouse and parents, children and siblings and their respective spouses, regardless of where they reside) and persons living in the same household, whether or not related, of such employees, are not eligible to enter or win (collectively, “Promotion Entities”). The Promotion is subject to all applicable federal, state, and local laws and regulations and is VOID WHERE PROHIBITED. Participation constitutes participant’s full and unconditional agreement to these Official Rules and Sponsor’s and Administrator’s decisions, which are final and binding in all matters related to the Promotion. Receiving a prize is contingent upon fulfilling all requirements set forth herein.

Timing: The Promotion registration and entry period begins on May 23rd, 2023, at 12:00 a.m. Eastern Time ("ET") and ends December 28th, 2023, at 11:59 p.m. ET.

How To Enter: There are three (3) ways to participate in the Promotion.

First, apply for a mortgage loan with “The Mortgage Guru” and successfully complete the process between May 23, 2023 and December 28, 2023.

Second, refinance your existing mortgage with The Mortgage Guru.

Third way to enter “The Mortgage Guru: Mortgage or Rent Payments For A Year Sweepstakes” without applying for a mortgage loan or refinance, visit liamuiga508.org/donate to donate $8 or higher to Liamuiga International Outreach. (IMPORTANT: PLEASE ENTERN YOUR LEGAL NAME, MAILING ADDRESS, EMAIL ADDRESS, DATE OF BIRTH, AND BEST PHONE NUMBER IN THE WRITE A NOTE (OPTIONAL) BOX.

Legal entities may not enter. The Mortgage or Rent Payments For A Year Sweepstakes promotion.

Mortgage or Refinance Entry Limit: One (1) entry per person/email address/phone number) for the entire Promotion and Entry Period. Donation Entry Limit: One (1) or more entries per person (legal name/email address/phone number) for the entire Promotion Period.

Prizes and Notification:

First Place Prize (1): One (1) First Place Prize Winner will receive one (1) sixteen thousand dollars ($16,000.00) check made payable to the winner to use towards his/her mortgage payments.

Second Place Prize (1): One (1) Second Place Prize Winner will receive one (1) ten thousand dollars ($10,000.00) check made payable to the winner to use towards his/her rent payments.

Third Place/Consolidation Prize (1): One (1) Consolidation Prize Winner will receive one (1) two thousand dollars ($2,000.00) check made payable to the winner.

TOTAL APPROXIMATE RETAIL VALUE FOR ALL PRIZES AWARDED: $26,000.

ANY WINNER WILL BE REQUIRED TO RESPOND TO THE WINNER NOTIFICATION AND OTHER COMMUNICATIONS FROM HON. ZOOBEE “THE MORTGAGE GURU” CHUKWURAH OR LIAMUIGA WITHIN FORTY-EIGHT (48) HOURS ACCORDING TO THE NOTICE(S) FROM THE SPONSORS OR THE PRIZE MAY BE FORFEITED (IN THE SPONSORS’ DISCRETION).

The winners are responsible for all taxes and/or other related local, state, or federal fees (over $16,000) that may apply. Winners will be selected by a random drawing via computer-automated random selection. The drawing will be held on January 8th, 2024. Employees of The Maryland Mortgage Broker, “The Mortgage Guru”, Liamuiga International Outreach, real estate settlement service providers and their respective parents, subsidiaries, affiliates, advertising or promotion partners (if any), and members of their immediate families (spouse, parents, siblings or children) or persons living in the same household (whether related or not) are not permitted to enter and will be disqualified. This Promotion is subject to all applicable federal, state, and local laws and regulations. Void outside the United States, District of Columbia, United States Virgin Islands, and Puerto Rico and where prohibited. Entrants who do not meet the eligibility requirements will be disqualified and unable to win.

Entrants must provide truthful information when entering the Promotion; “The Mortgage Guru” and Liamuiga will reject and delete any entry that it finds to be false or fraudulent. “The Mortgage Guru” and Liamuiga will disqualify any entry from any individual who does not meet the eligibility requirements and will also delete any entry as required by law.

Entry Method. During the Promotional Period, entrants may enter the Promotion by visiting TheMortgageGuru.us, Liamuiga508.org, or Liamuiga508.com and follow all steps to complete and submit an entry with all required information. There is no limit to how many mortgage loans you can apply for and successfully completes or refinances you can complete. You can donate one (1) or more donations of $8 or higher to Liamuiga through December 28th, 2023. All donations are tax deductible.

Entrants must provide all the information required: First and Last name, “Best” Telephone Number, Email Address, Home Address, and Date of Birth. Entries will be deemed made by the authorized account holder of the email address submitted at the time of entry. The authorized account holder must be the natural person who is assigned to the email address by an Internet access provider, online service provider or other organization that is responsible for assigning the email address or the domain associated with the submitted email address.

General Conditions. The Sponsors are not responsible for technical outages, delays, or malfunctions of any kind, including those related to the Internet, cell phone service, or computer failures. Accordingly, The Sponsors are not responsible for errors or data loss of any kind, lost or unavailable Internet connections, failed, incomplete, garbled or deleted computer or network transmissions, inability to access any website or online service, any other error or malfunction, late, lost, illegible or misdirected entries, or for printing errors in any advertisement, entry form or rules.

Entry materials that have been tampered with or altered are void. If the Promotion Entities determine, in the sponsors’ discretion, that there is any suspected or actual electronic tampering with the Promotion or if technical difficulties compromise the integrity of the Promotion, the Promotion Entities reserve the right to void the entries at issue and/or modify, suspend, or terminate the Promotion. If, for any reason, the Promotion is not capable of running as planned, including because of tampering, unauthorized intervention, fraud, technical failures, or any other causes beyond the control of the Promotion Entities which corrupt or affect the administration, security, fairness, integrity or proper conduct of the Promotion, the Promotion Entities reserve the right to modify, suspend or terminate the Promotion.

WARNING: Any attempt by any entrant or any person to deliberately damage any website or social networking site used in the Promotion or to undermine the legitimate operation of this Promotion may be a violation of criminal and civil laws. Should such an attempt be made, Hon. Zoobee “The Mortgage Guru” Chukwurah and Liamuiga International Outreach reserves the right to seek damages from any such individual to the fullest extent permitted by law. The Sponsors’ failure to enforce any term of these Official Rules shall not constitute a waiver of that provision.

Prizes and Odds of Winning.

A total of three (3) prizes will be awarded: One (1) Mortgage Payments Winner, One (1) Rent Payment Winner, and One (1) Bonus Winner. The Prize will be awarded in the form of a check from “The Mortgage Guru” and/or Liamuiga International Outreach and may take 2-4 weeks from the end of the Promotional Period to issue. The cash value of the Prize will be determined based on the Winner’s mortgage or rent payments on the date the winning entry is submitted.
All prize details not specifically stated in these Official Rules will be determined by “The Mortgage Guru” and Liamuiga discretion. All taxes (federal, state, and local) are the sole responsibility of the Winners. Winners will receive gifts of $16,000, $10,000, or $2,000 (See IRS Publication 559, Gift Tax: page 38). The prizes will be delivered to the Winners following verification at the address provided by Winners.
Odds of winning depend on the number of eligible entries received.
The prizes cannot be transferred or substituted except in “The Mortgage Guru” and Liamuiga’s discretion. “The Mortgage Guru” and Liamuiga reserves the right to substitute the Prizes with a prize of comparable or greater value (as determined by “The Mortgage Guru” and Liamuiga discretion). The Prizes are expressly limited to the item(s) listed above and does not include taxes, gratuities, or any other expenses.
By accepting the Prize, the Winner agrees to release “The Mortgage Guru” and Liamuiga its advertising, promotion, and production agencies from any and all liability, claims or actions of any kind whatsoever for injuries, damages or losses to persons and property which may be sustained directly or indirectly in connection with the receipt, ownership, or use of the Prize.

Third-Party Contests. Third-Party Contests are not endorsed by The Sponsors; and they’re not responsible for the legality, appropriateness, or any other aspect of such Third-Party Contests, or for any damage or loss caused or alleged to be caused by your participation in any such Third-Party Contests. When you enter a Third-Party Contest, you do so at your own risk.

Winner Selection and Notification.

Decisions of “The Mortgage Guru” and Liamuiga with respect to the Promotion, including winner selection and the awarding of prizes, are final and binding when made.
The Winners will be randomly selected from among all eligible entries via random drawing conducted on or about Wednesday, January 8th, 2024.
The Winners will be contacted by “The Mortgage Guru” and/or the Governor of Liamuiga International Outreach at the phone number or email provided at the time of entry.
The Sponsors are not responsible for any prizes cannot be awarded due to acts of God, acts of war, natural disasters, weather, acts of terrorism or other factors beyond “The Mortgage Guru” or Liamuiga’s control.
Prior to awarding a prize, “The Mortgage Guru” and Liamuiga may require verification of the Winner’s identity by a showing of valid government-issued photo ID. In addition, the Winners shall provide such documentation of his or her mortgage or rent payments that “The Mortgage Guru” and Liamuiga requests.

Payments of all federal, state, and local taxes are solely the responsibility of Winner. Winner must execute and return any required IRS form (including IRS form 1099), affidavit of eligibility, liability, and publicity release (where permitted by law), or similar document within ten (10) days of notification or Winner may be disqualified in “The Mortgage Guru” and Liamuiga’s discretion and the prize will be forfeited.
Participating in the Promotion and accepting a prize constitutes the Winner's permission for “The Mortgage Guru”, Liamuiga or their agents to photograph, film, and record Winner, and to use his/her name, address (city and state), likeness, photograph, voice, biographical information and/or any statements made by him/her regarding the Promotion or its sponsors for purposes of trade, publicity or promotion without additional financial or other compensation. “The Mortgage Guru” and Liamuiga may require the Winner to sign a publicity release confirming such consent prior to acceptance of the prize.
YOU MUST HAVE A MORTGAGE OR A RESIDENTIAL/RENTAL LEASE AGREEMENT TO PARTICIPATE IN THIS PROMOTION.
The invalidity or unenforceability of any provision of these Official Rules, including but not limited to the agreement to arbitrate, shall not affect the validity or enforceability of any other provision. If any such provision is determined to be invalid or otherwise unenforceable, these rules shall be construed in accordance with their terms as if the invalid or unenforceable provision were not contained herein.
The Sponsors will not be responsible for non-payment or late-payment on a winning borrower’s mortgage loan or residential/rental lease. The winner is responsible for transmitting all payments to their mortgage loan servicer or landlord pursuant to the terms of the applicable note or lease.
